Permits are required for the following projects:

A building permit is NOT required for the following projects:
Interior finishes such as carpet, hardwood flooring, tile, paint and wallpaper
Interior non-fire rated ceiling tiles including grid
Cabinetry and furniture without electrical and plumbing connections
In-kind replacement of doors and windows (no alterations to size)
Playground equipment
Replacements of gutters and down spout
In-kind replacements of toilets, sinks, faucets and tubs
Water heaters

Why is a building permit required?

A building permit is required to ensure that the project you are constructing conforms to the minimum standards of the Village’s adopted code.  The adopted code exists to safeguard the public health, safety and welfare.

How much does a building permit cost?

The cost of a permit is generally 2% of the project cost, with a minimum permit fee of $62.00, however there are other costs that may be included depending on the type of project.  If you have questions regarding fees, please call the building department at 847-395-1000.

What are construction hours?

Construction is allowed Monday through Saturday from 7 AM to 7 PM.  On Sundays and holidays construction is allowed from 9 AM to 6 PM.

How can I obtain a copy of my properties plat of survey or past permits?

The building department keeps files on addresses within the Village limits according to the retention schedule set by the Secretary of State.  We have plats of survey for some properties, but not all of them.  If you are the property owner, you may call the building department and ask for a staff member to look for the file for your property.  If we have a plat of survey on file, the property owner/homeowner may have a copy at no charge.  We cannot release copies of permit files or plats of survey to a real estate agent, potential buyer, contractor, or anyone other than the property owner without a completed Freedom of Information Act Request.

What if my neighbor is doing construction, and I don't think they have a permit?

If you believe someone is working without a permit, you can call the Building Department to report it and an inspector will look into the situation.  Please keep in mind that no permit is needed for cosmetic work such as cabinets or fixtures.
